Marrakech in the lead

Conscious of the potential of the tourism industry, the Moroccan state defined it as an economic priority.The objectives are ambitious (more than ten million tourists by 2010) and since 2001, Morocco is experiencing an unprecedented development of real estate tourism. Five new tourist resorts were attributed to the profit of world famous developers such as Fadesa, Groupe Accor, Colony Capital, Kerzner…

From Tangier to Agadir, passing through Casablanca, Morocco looks like a large building site where 18 hole golf courses, luxury hotels, riads, villas and flats grow like mushrooms.

A clever policy whose purpose is to spreading tourism and investors over the territory, to ensure better wealth distribution and to decongest the Marrakech and Agadir areas which until then represented most of Moroccan tourism.

This intensive activity linked through a strong promotion via the media attracts more and more people and it must be noted that Marrakech is doing well.

Over the last 3 years, the number of golf courses in the red city went from 3 to 10, as many as on the Côte d’Azur, which gives you an idea of the level of tourism and real estate activity of this region.Not less than 10 mega projects are currently under development or being built, all more luxurious than the previous one.

sunresidences03_page_089_image_0001.jpgOn properties from 180 to 300 ha, real little paradises are being built, with golf courses, riads, villas, swimming pools, tennis courts, multiple services, security guards, luxury hotels (mostly managed by prestigious companies such as Star Wood, Groupe Barrière, Four Seasons …), real American style resorts to address the expectations of an always more demanding international clientele.

From these new units, you must count from 450,000 € to over 2 million Euros to acquire a 160 m2 inhabitable riad or a 500 m2 inhabitable villa with planted garden, private swimming pool and quality services.

For many, these prices seem high and a certain tension is currently felt on this market. Small projects (7 to 20 houses) are hard to sell. For P. Touret, promoter “Nowadays there is too much offer. The client is a bit lost and small promoters do not have the same business means as the large groups.” Yet, in large projects, optimism is a must. Marrakech resists well According to L. Ruault, market manager, “To interest the client, the product must have some character, it must be of an irreproachable quality and offer many services.”

Indisputably, Marrakech is pulled to the top, the destiny of this imperial city. For those whose means are insufficient, they will have no problem in finding their dream project somewhere else in Morocco.
